Summary:
We are seeking an experienced Real Estate Asset Manager to manage our diverse and growing portfolio of commercial and residential investment properties. In this role, you will work collaboratively with our close-knit, seasoned team, overseeing the operation of multiple self-managed properties and several professionally managed properties. The ideal candidate will possess foundational knowledge of property management, finance and investment real estate to improve property values, and be able to work independently but with excellent communication and reporting skills in order to inform and gain approval from ownership.
Reporting Relationship:
The Real Estate Asset Manager will report directly to the President, and will operate under the management of the Director of Sales and Marketing and CFO.
Essential Duties and Responsibilities:
Duties and responsibilities include the following (other duties may be assigned):
- Improve property values through operational expertise and market knowledge.
- Responsible for building equipment, systems and grounds to ensure the appearance and operation of the properties meet company standards.
- Regular market research to optimize effective rent.
- Coordinate maintenance and repairs, overseeing the work order system and working with in-house Customer Service reps and outside vendors to ensure that tenant service calls are handled in a timely manner and with customer satisfaction.
- Stay up-to-date on current market trends and competitor properties in order to optimize rental strategies. Create easy to understand market research reports with actionable insights for management.
- Develop positive relationships with vendor partners ensuring they understand the goals, objectives and code of conduct at the properties they work in and the work is performed timely and appropriately.
- Consistently monitor property income and expenses, achieving the best balance between occupancy and rental rates.
- Improve functionality of this division of the company in a manner that allows further appreciation of portfolio value.
- Comfortable managing multiple facets of the administrative process, which include but not limited to accounting, appreciation, rental law.
Knowledge, Skills and Experience:
- Entrepreneurial thinking
- College degree
- Minimum of 3 -5 years’ experience in residential and/or commercial property management/asset management
- Ability to work independently with a seasoned team of support
- Comfortable reviewing existing processes, make recommendations and provide effective implementation
